Purchasing and selling a home can be a difficult and at times an emotional process. Countless hours are spent searching for the perfect home, there is much financial stress, compromises are made, and mistakes happen that could have often been avoided. There is no doubt that being a homeowner can be a stressful task all on its own, but there is no reason why buying and selling a home needs to be more stressful than it needs to be.

Teaming up with a Realtor who is an expert on the buying and selling process can reduce stress and they can often provide insight that many independent buyers and sellers can overlook. We looked to the experts from Keller Williams Realty: The 5280 Home Team, Diana Peterson and Cecilia Ramos to help answer common questions sellers and buyers have when it comes to taking that next housing step. Together, they provide their expertise on a continuously competitive housing market.

What market trends do you foresee in the Colorado market for the upcoming year?

Diana: There are approximately 4,600 people moving here per month with only 4,900 homes on the market in the whole metropolitan area. Average increase in home price is anywhere from 6% to 12% annually, depending on what neighborhood your home is in. 

What are common mistakes you see homebuyers make when choosing a home?

Cecilia: Skipping a home inspection is a common mistake I see homebuyers make, especially when there is pressure to close on the deal. They will try and save money by not doing items on the inspection checklist like doing a sewer scope. What these homeowners do not foresee is the potential risk that lies in the near future. Often times homeowners will purchase a home and find out that costly repairs need to be made to the sewer, plumbing, foundation, roof, water heater, etc.

When are the best times of the year to sell and purchase a home?

Diana: It used to be March-May and Sept – November.  Because the market is so hot right now and there is not enough inventory for the buyers – It is a great time anytime of the year.

Cecilia: In Colorado, anytime is the best time to purchase.

What options do I have if I do not have the 20 percent needed for a down payment?

Diana: CHFA has a zero down 3% grant programs with good credit ratings.  FHA has a 3.5% down program with a good credit rating.  These are great programs that are out there and you want your agent to steer you in the right direction for these programs.

Where is a good place that I can look up home assistance programs that are available to me?  

Cecilia: I also recommend starting off by looking at Colorado Housing and Finance Authority (CHFA). They offer home purchase and refinance loans, down payment assistance, closing cost assistance, and they also offer a homebuyer education class. Another place I would recommend is the Federal Housing Administration (FHA). They offer loan programs for homebuyers of all types.

What are things buyers and sellers should look for when choosing a realtor? 

Diana: They should look for someone they trust who is knowledge about the market and negotiating contracts on their behalf.

Cecilia: Ask many questions. Do they feel comfortable with that agent? Do they have a connection?  Do they have any hesitations? Does the agent know what they are talking about?
